Pool Heat is available for an additional fee. The pool will be heated to 88 degrees and the spa to 102 degrees. Otherwise, the pool and spa will have a natural water temperature. Please get in touch with us to add these to your reservation. You can use the pool and spa at your own risk. There is no lifeguard on duty, and you are not allowed to dive. You can use the bunk beds at your own risk. If you would like an additional bed rail for the top bunk, you can rent one from our property management company, Jeeves. The home is in a resort community that does its utmost to ensure your security so you and your guests have the most enjoyable stay. This includes a roving patrol, surveillance cameras, and gated access to the community. These policies and restrictions are put in place to protect the homeowners, properties, and guests. Please read the below and initial each requirement to show your commitment to a safe environment. By accepting the Terms & Conditions of the booking form, including the online version, you agree to the Terms & Conditions stated below. CHECK-IN/CHECK-OUT: For all homes, check-in is from 4:00 p.m. on the day of arrival, and check-out is by 10:00 a.m. on the day of departure. Failure to depart on time may result in additional charges. MAXIMUM OCCUPANCY: Maximum occupancy for this home is as stated in the listing. This is not just for overnight occupants. The guest must be at least 25 years old and an occupant of the property and must ensure compliance with the occupancy terms by all guest party members. Any guest violating the above will be removed without a refund. By state law, occupancy of your rental home may be at most what is posted for each rental property. PARTIES/EVENTS: No parties, groups, gatherings, events, or other social functions are allowed. Upon violating this term, the guest agrees to vacate the Property or be subject to removal by police. The guest is not entitled to a refund, partial or otherwise, if removed or ejected from the property. NOISE: The property is in a residential neighborhood. Excessive noise at a level that disturbs the neighbors is prohibited. The resort has a strict noise ordinance that begins at 10 pm and goes to 8 am. Compliance with Code-Enforced Neighborhood Quiet Hours of 10 PM - 8 AM is required. The guest is responsible for any fines resulting from a violation if non-compliant guests may be removed from the property. POOL: Use the pool at your own risk. There is no lifeguard on duty. Running & diving are prohibited. Children of any age are not allowed in the pool area without supervision. Safety netting & pool alarms must be used at all times and doors must be kept closed & locked. Any safety concerns, including if any equipment, pool alarms, safety netting, or locks are not working correctly, must be reported immediately to the host or Management Company. Disabling of Pool Alarms is strictly prohibited. Pools may not heat to the guest's desired temperature during colder weather and may take up to 48 hours to reach maximum temperature. PETS: Service animals are allowed only. The animal must be registered and have a certificate. We do not permit emotional support animals. For guests traveling with a “Service Animal,” please advise us of this when finalizing your reservation so that reasonable accommodations can be made. Management Company reserves the right to remove any animal for inappropriate behavior. Failure to notify us that you are bringing a pet may incur additional charges. SMOKING: Smoking (of any kind) is absolutely prohibited inside or near the home's entrances. Violations will result in an additional cleaning fee. TOILETRIES/SUPPLIES: All homes are provided with an essential starter supply of toiletries and kitchen supplies; guests are responsible for purchasing/supplying all further supplies required for their stay. TRASH/PARKING: The home is provided with a house information manual through the local property manager, which will contain general and specific information relevant to the property and surrounding area. Please pay attention to the trash and parking requirements of the resort's Homeowners Association you are staying in, as failure to observe the rules can result in a substantial fine being imposed by the resort. Please be aware that the local Homeowners Association does not permit parking RVs, campers, and trailers in the home's driveway or anywhere in the development. DRUG USE: Drug use is prohibited in or near the property. Guests are not allowed to use the property for immoral or unlawful purposes. Any guests who violate any law or ordinance will immediately terminate occupancy without a refund and be liable for any damages, charges, or legal costs incurred due to the stated prohibited use of the property. GRIEVANCE POLICY: Please contact us immediately with any complaints or concerns, and we will do all we can within our policies and reasons to accommodate you. That's our guarantee! Guests have a duty to report any complaints and allow a reasonable time to cure them. TRAVEL INSURANCE: We strongly recommend taking out travel insurance to cover yourself if you need to cancel your stay. Please note that Airbnb does not allow you to cancel your booking due to a hurricane since hurricanes are frequent in Florida from June to November. LIABILITY: The homeowner/hosts and Jeeves Holiday Homes (DBA) is the Property Manager and cannot accept liability whatsoever for any injury sustained by any guest or visitor to the house, grounds, or swimming pool or for any loss or damage caused to any possessions brought onto the rental property. Without any restrictions, Jeeves Holiday Homes shall not be liable for any loss or damage arising in connection with the guest's stay on the property caused by matters beyond reasonable control, including acts of God, surrounding construction work, excessive disturbance of neighboring properties, failure of utility supplies such as water, electricity, gas or air conditioning. Although, we will make every effort to respond and minimize any disruption caused during the rental period.
